So sellers think they have the edge on the market in the Puget Sound……not if we have anything to say about it. For the last couple of years Sellers have had a pretty good run with most centrally located properties commanding a very nice price and getting it very quickly and usually more and faster than has ever been seen in this market. Well what if all buyers joined together and decide that were mad as hell and were not going to take it anymore. The Puget Sound for the most part is seeing a rise in inventories and a bit of a slowdown in the not so central areas with the core of Seattle and Bellevue still retaining strength as a neutral to sellers market. I did lose out on a multiple offer deal last week in Kirkland where another buyer came in at full price and my buyer didn’t believe it was true even after I told him that there really was another offer and that if you didn’t want to accept the sellers counter that they would sell it to the full price buyer…well he didn’t and they did. On the other hand we did get the seller to come down $14K in Rose Hill and another in North Kirkland only after we refused there counter offers. They called back and said “Oh alright we’ll take it” I think the sellers were tired of sitting on the market with little or no activity. If all buyers would try to hold the line on their lower offers more, then I think sellers will start to come back to a reality that would make our market a nicer place to play.
